What it costs to buy your first home in Milton

The rate this page uses, and what it is not

Every figure below is worked at the Bank of Canada policy rate, 2.25% as at 8 September 2026. That is the only rate published in this codebase, and it is deliberately not a mortgage rate.

A policy rate is the overnight target the Bank sets for the financial system. What a lender offers you is a different number, set by that lender, and it will not match the figure used here. Treat the arithmetic below as the shape of the cost rather than a quote. Your own numbers come from a lender.

The down payment is a sliding rule, not a percentage

Canada sets a minimum down payment in bands. Five per cent applies to the first $500,000 of the price. Ten per cent applies to the portion between $500,000 and $1,500,000. At $1,500,000 and above the minimum is twenty per cent and mortgage insurance is not available at all.

Worked against a typical Milton townhouse at $805,000, the minimum down payment is $55,500. That is the floor, not a recommendation. Putting down less than twenty per cent triggers mortgage insurance, which is the next item.

Mortgage insurance and land transfer tax

Below twenty per cent down, mortgage default insurance is mandatory. The premium is a percentage of the loan and is normally added to the mortgage rather than paid at closing, so it quietly increases what you borrow. On the worked example the premium is $29,980.

Ontario land transfer tax is paid at closing, in cash, and cannot be added to the mortgage. On the worked example it is $12,575 before any rebate. A first-time buyer in Ontario can claim a rebate of up to $4,000, which brings it to $8,575. Milton is not Toronto, so there is no second municipal land transfer tax on top. That charge applies inside the City of Toronto only.

The stress test decides what you qualify for

A lender does not qualify you at the rate you will pay. It qualifies you at the higher of your rate plus two points, or 5.25 per cent. Against the policy rate used here that test rate is 5.25%.

On the worked example the monthly payment over 25 years is $3,396 at the policy rate and $4,645 at the test rate. The second figure is the one that decides whether you qualify. The first is closer to what you would actually pay if a lender offered you the policy rate, which no lender will.
